tenant damage HELP

Our tenants have this week vacated our property after two years, on inspection it was blatantly obvious they have not looked after it. It is filthy dirty, they have left black mould on wallpaper around windows and blinds, damaged wallpaper but worst of all it seems their pet dogs have been urinating in the lounge on the wooden flooring which has wrecked a good section.  They have agreed to pay for cleaners but I wonder if anyone can give me some advice on the floor and other issues as their deposit isn't going to cover all the repairs we need to do.  Our other issue is we have been paying an agent to carry out periodic inspection reports which have all come back fine reporting no issues when obviously there were plenty. The garden is ruined too. Help!

In short, live and learn.

Agents are rubbish, tenants dont look after things.

They seem reasonable in offering to pay to clean up.

Get a cheap carpet to go on the floor.

Strip wall paper, paint with washable paint.

Get as much back from the deposit as you can... Move on, let it out, learn.

Sorry if that sounds wrong, I do appreciate it could, it is my opinion though that the fault is in part yours as you didn't "tenant proof" your pride and joy.

You could go after them for damages, or the agent, but in my opinion it will be more stress than its worth.
