Hi There, I am new to the forum and need some advice. I am a landlord letting out my home whilst being located abroad in Europe. I use a large, property management agent to look after my property, that is collect the rent, inspect the property etc. One of the benefits of using this company is that they guarantee the rent if the tenants default (subject to a financial check).

My tenants after 4 months of living at the property, have gone into arrears. They have now just tipped into their second month. My management agents are economic with the truth and I have a terrible time getting any information out of them unless I ring them and even then I cannot always speak to anyone. This is an aside, the thing I need advice with is that, if my tenants gets evicted, my agents have said they will reclaim the loss of rent (payment to them as they are paying me through the rent guarantee scheme) from the deposit....BUT... they have yet to do an inspection of the property after 5 months (despite my asking) so I do not know if the property is being kept to a good standard. What if I have claims against the deposit for repair work, cleaning etc...who has the first call.

Please can someone help? I have asked the agency twice, in writing and once again, I hear nothing.
