Hello all & good to be on this forum. I wonder if anyone can give me some definitive advice. I have 5 adults living in a house. A married couple and 3 singles but all related. One of the couple is pregnant and the AST is due for renewal now. Up until now they have all been named on the agreement and I am wondering whether, as a safeguard, she should not be named on the new agreement. They have all had pretty secure employment at the same place but if she should choose not to go back to work could that have implications? She has not indicated her intentions after the baby is born. They are EU citizens and have been very good tenants but the tenants have changed twice and I've updated the AST accordingly. The first couple who rented the house had 2 children and left after about 9 months, handing the tenancy over to the remaining 3 tenants who brought 2 more over from Romania. Now the 2nd couple are pregnant and I'm wondering where it's going to end.

Hi Dee,

I would put everyone who is responsible to pay the rent in the tenancy agreement, which includes the pregnant woman. And then make updates accordingly when/if it's required.

Alternatively, you could just allow the tenancy to roll onto a periodic tenancy, allowing more flexibility for all parties.
