REPLY TO COUNTERCLAIM

Issued our tenants with a Section 8 back in January 2022
long story short, we are still dealing with it as they did a counterclaim
so we needed to reply to the defence and counterclaim

can anybody help

a redacted version of a REPLY TO COUNTERCLAIM, where the tenant is claiming repairs have not been done, without allowing access or reporting the issues

What evidence did they provide that they had reported problems? Do you have evidence that they refused access? Why did you not use 21?

They might provide WhatsApps that they had reported a few problems,
which we fixed/responded to properly at the time.
Lots of evidence that they have refused access before and since, for a year and a half
Didn't use 21 as had not provided Guide when they moved in and another potential issue.
Now have to deal with the Boilerplate Counterclaim

Imagine the typical 'reply to the defence and counterclaim'
for these 'standard' repairs counterclaims, will suit mine.
(appears there are tens of thousands of tenants using it to stay a year and try to reduce arrears)
So seek a copy of someone's, to adjust.
