Hello!
Forgive me if this is a dumb question.  I have never had need to ask ask a tenant to leave before but  I want to ask a tenant to vacate the flat that I rent out to him. He is on an ongoing AST agreement since October 4 2014.

I will give him 2 months notice, to leave on (or by)  April 4 2016.    My question is regarding the Section 21 notice which states that possession is required 'after the expiry of this notice'. Does that mean that he can leave any time after April 4, or by April 4?  I'd assume the latter, but the wording has confused me!

No he can't.  You may grant permission for him to surrender the tenancy but they would still need to give you one months notice.

Get your dates right... realise it might be only an example you used of the 4th, but it is at least 2 calendar months notice, so if you're aiming for 4th April then you have missed the boat. Apologies if you're comfortable with this, just thought it worth saying.
