HMO License

Dear all
Has anyone been through the steps of getting this license? I'm thinking of buying a property that will require an HMO license. However is there a risk of not getting this for any reason? I don't want to buy the property and then get refused the license obviously.

I live abroad, but am a UK passport holder. I have been a non-HMO landlord since 2003.

You have to be a proper person.

I think mainly things like previous convictions for poor housing would stand against you.

In Cornwall its £450 every 5 years, and they will give you a decision in 6 weeks.

You could apply prior to buying, you could then at least get a list of works that need doing.

My HMO is registered with the environmental Health, I didn't pay for this I had to pay for planning permission for having 6 in the property and do the normal changes fire doors, smoke alarms, heat detectors, fire extinguishers and blankets, locks with turn buttons on every door, extra sinks bathrooms etc, have fun once it's all set up its not so bad but hard work at the beginning.
Environmental come back round every 3 years to keep an eye on the place, don't pay for this yet.

There is some difference between a HMO and a licensed HMO.

I had a couple of people from the council come and look at a place I am buying, and one thought it was a licensed one, and one a normal HMO ( which is environmental I think)
