Who can tell you?

Tenants with pets often stay longer, which Landlords typically appreciate.

If the pets cause any damage you can claim from the Deposit, but you can't ask for extra Deposit because there are pets, and you can't really enforce an outright ban on pets any more (no matter what your tenancy agreement says)... so maybe it's best to think about going with the flow and hope the Tenants stay long enough so that when they do eventually leave you'd be mulling over a refurb. (of some kind) anyway.

Having cats without letting you know is a fairly minor misdemeanor. It would not prompt me to serve notice. It does sound as if you should clarify the position with regard to repair costs, if the tenants have caused some of these problems.Generally,I would hang on to them,It sounds like they are nesting there which is good.

I agree with what @heavykarma and @Hippogriff have said regarding the cats.

I think the key to whether you should keep these tenants, or not, is contained in your words above.

I'd ask yourself:

- How much have they cost you in repairs?

- Are they likely to continue to do things that require repairs to be made?

- Why do they (and you) believe that you are responsible for paying for these repairs?

This is a sticky situation,  we have had a bad experience with tenants and pets, for years we have said no to pet & smoking until maybe two years ago we had just got a property ready and a retired couple were interested the lady was getting over cancer  & they had two small dogs, so against our better judgment we said ok, (soft in the head) they had been there about a year to eighteen months then wanted to move to be closer to there family, so ok, they had had the place cleaned and the deposit returned, now the place being empty and closed up for a week, we went into do some work prior to letting out again, OH my god what a stink the hole place stunk, no matter what we tried you just could not rid of the smell, we ended up having to re-carpet the property, so I'm like don't want pets in my rentals because if your not careful you can be out of pocket big style if they come in with smelly pets and don't stop long, as new tenants are not going to rent a place that stinks of pets well I wouldn't, for the moment all of our properties are in rent with no pets, so as far as we are concerned it's all good, but you never know could try an extra amount on the rent to cover pet's
