homeowner guarantor and 6 month rent upfront: A safe combo?

What do you think? I know I have to be careful about the tenancy contract, although I worry that the nature of the upfront payment will somehow invalidate the guarantor's preotection of payments in the periodic period. A typical 6 month AST it would be, tenant paying 6 mon th upfront, I will still take a deposit.

That's a lot of security.
Is there something specific that's making you that nervous.

Personally I don't ever let with a guarantor and don't take more than a month's rent in advance (but, to be fair, I haven't had a new tenant since the pandemic and times have changed).

Almost everything seems good so far, I just know there is an increased chance of illegal subletting if Im being borderline discriminatory. Hes from the ethnicity that brings in the by far the highest amount of codependents into the Uk each year. And for some reason 90% of  my applicants are from this same country. I am disturbed becasue I dont understand the pattern, why would  less than 0.1% of my city's population be in 90% of my applications? I kinda logic out that the scenario is that my property just is not wanted in my city, its way too large, and there are too many students and retirees in my city..

Hopefully I'm not being terrible.

But guarantors and advance rent are usually bonuses, so you wouldnt have rejected someone for offering, right? Just not listed as a requirement.

I hope it's easy for you to wind down from buy to let?

I never take anyone who requires a guarantor,it offers no protection whatsoever.Likewise,once upon a time 6 months upfront would have reassured me.Now,I am wondering why they are offering that.I was not always mad and paranoid,25 years as a landlord can do that to you.As JPK says however,times have changed and many tenants are in a bidding war. I think most landlords on here would say you should listen to that gut instinct.You might be better off selling,or converting it into a couple of flats if it's a bad fit for the demographic.

I think in my situation, the upfront rent is a bad sign , if I expect an increased chance of subletting. In fact I'm sat here right for my first ever viewing waiting on "his brother" 🤣 why did i bother.

Hippogriff,you are a very complex case, with some odd bathtime rituals.However, I think you have managed to maintain a more sanguine attitude to BTL than I have.As you so rightly say,it's a people business and I am not really a people person.
