How does having a lodger differ from renting a house? do you still need EPC, gas certificate, tenancy agreement? anything else?

Actually, that's a lie, I actually typed "lodger gas safery", but Google was clever enough to know what I really meant, so it provide the right link.

Try Google, you need to do some of your own research, it's not hard (not at all).

I have, as you can see... but maybe try to be a little bit more 'adventurous' with the Internet rather than wanting to be spoonfed. I'm only trying to offer genuine advice so people don't become frustrated with you.

You are right of course, but if you cut and paste your post into google to get the answers from over 50 sites, straight away.

I am interested as to know why you think us middle aged men with no credentials would be superior?

A webpage is a single person's work and they can write anything a forum has a collection of people and if somebody says something wrong another person will usually correct them. It's good to generate chat on forums anyway and I find anecdotes quite helpful, I enjoy it, therefore I like to put questions I am wondering out to forums.
