Dear Landlords, I need your suggestion

Dear All,

I would like to take some advice regarding my tenant's issues.

I am renting one of my house in the last four years. There are 8 rooms, 2 toilets and 2 kitchens and I never registered with HMO.

Last year, I argued with the tenant, I lost my brain, I told him to leave the house and one of another tenant too.

I never served them any section 21 or 8. I never secured their deposits on the protection scheme. I also got 30,000 pounds fined by Barnet Council (because of him, he complained, and the officer visited).

Now he sent, and another girl sent me a legal notice (illegal eviction & not to secure the deposit) and also 3 ex-tenants who also wants to claim deposit protection (they left the house in 2016/2017)

Now my question is, how would I ride of them? I don't mind to face the court?

What chances I have to win the case?

I would say you do not have any chance of winning if this goes to court.You have  knowingly broken the law,and the tenants rights will be upheld.Your only chance of reducing the cost to you would be to get a solicitor to try to negociate with them.I would not attempt to do this yourself.You don't say how many different tenants have passed through the house in four years,but all will have the right to claim for unprotected deposit up to 7 years later.

None.

It's a legal requirement for Landlords to protect Deposits with an HMO and AST. You appear to have done everything wrong... wonder if it's ignorance or intentional? Whichever it is, you probably deserve what's heading your way... illegal eviction is not cool. Processes should be followed because people more educated than us have decided that's how it should be, to protect everyone. I'd not want to go to Court, looks like you're being made an example of. It's not just the Deposit, though... it's more.

My suggestion would be to leave the country, and your life here behind, and go elsewhere... maybe somewhere where this behaviour is still allowed? Somewhere in Africa, maybe?

Hello,
Were you aware of all the tenants in the property?
If the property was ever in breach where the tenant was sub letting without your notice you could argue you don't know these other people if is it the case.

This appears a similar example my friend faced. Ok he went to court and sadly lost.
Not looking good I'm afraid.
