Can letting agent take a fee if I sell my property?

My tenant's first year is up at end of month
She is moving out in June/July and I have put the flat on the market-hopefuly to tie in together
The agent I have it let with are more than slippery and are a waste of space,they cant ask me for a fee if the sale has nothing to do with them,even though it is there tenant in there(she is not buying it) can they?

Hi Jaybag,

No, your letting agent will have no rights to charge you for any fees if you're selling the property after the tenant has vacated. You should be fine!

Would this also be the case even if there was a clause in the agency terms & conditions allowing them to charge a fee?
