Advise needed for broken washing machine in let property

Hi all
I am the landlord of a small Devon property that is rented out as part furnished, the washing machine that we left in there after my Mum moved out has packed up, I am reluctant to buy a new one for them to use and would rather they bought their own but not sure if this is the done thing, can anyone please advise?

Correct, it's not the done thing.  Slowly as eveything breaks, oven, shower etc you could try and relieve yourself of any sort of responsibility and just reap the rewards of money coming in.

You supplied it, you fix it/replace it.  The joys of landlording.  You could buy second hand if you want, but the buy cheap buy twice adage might apply.

Nice try. Put your hand in your pocket. What else would you rather not do... protect any deposit, provide an EPC, do a GSC?
