Responsibility for food lost due to faulty fridge/freezer

I'm very shortly going to be a landlord and one thing crossed my mind:

If a fridge/freezer is included in the rent of your property, if the fridge/freezer fails - who is responsible for any losses of the food and the inconvenience of repair/replacement?

This is an odd sort of thing to be thinking about.I would guess this is a grey area.If you are concerned,you could take out some insurance I suppose, when you buy the freezer.It gets complicated if the freezer fails because the tenant has failed to keep it defrosted.Now you've got me worrying.Thank you.

Just write it into your AST, as a extra clause, that the Landlord are not financially responsible. Job done.

But - yes - quite an odd thing for you to be thinking about... I guess you're a details person. Or do you have a suspicion it's on its last legs?

The general rule is that food are the tenant's possession so the only protection is content's insurance which is the tenant's responsibility.
