Late rent payment and expired tenancy?

Does a tenancy agreement expire? Or does it automatically renew for another 6 months. I have a VERY unreliable tenant, and on the 17th February he will be two months behind on the rent.
I am due to go to the property on 15th to let an agent do a viewing for selling. The tenant has been notified of this, and he wants to stay - even though he hasn't been paying the rent. I was planning on giving him the section 21 when I see him. Does this give him one month to get out?
Sorry if I'm sounding ignorant, but I'm very new to this, and have had enough already, so getting out quick (well, as quickly as possible!!)
Thank you for any replies in advance

You need to give him 2 months notice, and the earliest you can do this is after 4 months of the original AST commencement.

Okay, thank you for your reply. I've got a feeling he just won't pay any more rent :-( I lost my father a few weeks ago, and it's just an extra pressure that's not needed.

And any notice does not end the tenancy, you'd have to go to court for a possession order, wait to see if the tenant leave by the date specified, then apply for a warrant and get County Court bailiffs or (after transferring to High Court) High Court Enforcements Officers.
