Repairs when in arrears.

Hi thanks for excepting me.
I would like some advice on repairs.
I have a tenent who has decided not to pay the rent, for no reason what so ever. They are now in arrears by 3 months. I have started the eviction notice and don't expect to get any rent or arrears.
Do I need to do any repairs to the house if the tenent says they need doing?

It depends on the repair. Broadly speaking, you have to keep the property in a habitable, safe and sanitary condition. You don't have to make it pretty.

A breach by the tenant of their obligations to pay rent does not absolve the landlord of their contractual or statutory obligations to maintain the property in repair.

Not if the Tenant says they need doing... just if they need doing. Rent and repairs aren't linked in this case. The Tenant is not the final arbiter of whether repairs need doing, or not. But if there's a genuine reason to do a repair, you only hurt yourself and your investment by not doing it.
