Hi all i have 6 properties all rented out with the same agent. the agent is paid to provide a full service including everything such as collecting rent, sorting out new tenants, problems, and maintenance of my properties. Does anyone know of a good, maintenance company in the west midlands that does not charge extortionate prices? Any help would be great!

Your managing agent will have tradespeople, that's why they are managing agents. Alan

I found a property maintenance company (GC Construction and maintenance) very helpful, very competitive rates (not extortionate like my agents,  quoted me!!) repair man was very polite and even cleaned up after himself! Would defo recommend to all landlords looking for a goo, reliable and reasonably priced maintenance company.

I was in a similar situation to you and found that my letting agent's approved contractors were outrageously expensive. As I was locked into a contract with the agent, I asked them to obtain quotes from their contractors, and then got my own quotes using a website called mybuilder.com to compare. You post the job that needs doing (eg: leak from bath) and interested contractors will ask to quote for the job. I found several excellent and honest professional contractors this way & I would definitely recommend looking into this website until you are able to get a good letting agent. I live abroad and am not able to call local trades people so this method worked well for me.

If the guy the agent sends in is a subcontractor not employed by them, always ask him the price direct. I did and was told £120. agent charged me £320. they told me because they take 10% every month that there was no commision on subcontractor rates. Subcontractor told me he has 2 sets of reciepts and blags it for the agent!!
