Tenants have up and left!!

Neighbours have contacted me to let me know tenants have up and left our property and taken most of their possessions with them.
They have been good tenants since December 2018 and are not in arrears.
Their next rent is due on the 14th August.
Do we wait until then to see if they come back or can we enter the property to see if there are any indications to suggest they might be back, and to check on the condition of our property?
Not sure what the procedure is as we have never experienced this before.

You know you can't just go and enter someone's home on the basis of what someone else has told you.

You could try to make contact with the [ex-]Tenants, of course... and see what their side of the story, if any, is... you give no indication you've tried to do this. What lines of communication do you have with your Tenants? I find what's implied by your message more confusing than anything else that appears to be going on. Surely you must have a confirmation from them, or alternatively a refusal to communicate anything despite a request(s) from you?

Otherwise, they've paid rent up until the 13th of August... and you have no justification to just rock-up and start snooping. If, on the 14th, there's no rent and no communication (despite you trying, I mean) you might try to progress it.

We have tried contacting them by telephone and message but no response as yet.
Communication has always been fine between us.
They have been very friendly tenants and extremely helpful at times as we also rent the property next door.

Had they gone onto periodic tenancy,or did they sign up again in June? You certainly should not enter now,there may be another explanation for clearing stuff out,and they may be on holiday at present.Wait until after 14th.
