Periodic tenancy after 6 months advanced payment

Hi all,

Love the website by the way, learnt so much from it!

My question is really to do with our current tenancy lapsing into a periodic tenancy.

The tenants paid 6 months up front, which will come to an end in 2 months. This was clearly stated in the contract, that the payment was rent and not a deposit.

However, do I now need to set up a new contract as the previous one has expired, or can I let it roll into periodic?

We have no standing order set up, and the contract merely states they have paid 6 months up front, ending in November.

The tenants are good and (I believe!) will setup a standing order without a new contract... Just want to be safe.

Yes, you can let it go periodic. The initial fixed term is what matters to you - not about how the rent was paid, e.g. method and frequency.

Dont forget depending on where you secured the deposit you will need to change the status of the deposit e.g the DPS require to change the status...
