My questions are...

If I take a months rent as a deposit can I just put this in my current bank account or has it got to be put into a bonded scheme?

I had to hire a van and fuel it to remove quite a lot of waste from my rental garage can I claim this as an expense and can I pay myself and my other half a wage for doing it?

The timescale doesn't change whether it's your first one, or your tenth.

Ah ok thanks I've just read it's supposed to be 14 days of taking the deposit..

Also do I really need to register a £90 deposit for a garage ?

Are you asking if protecting a deposit is optional?

You need to look at this in a different way.

Do you want to treat it as part of an AST, or a commercial let?

You could do it either way.

This is a forum for people who rent houses and flats to people to live in.

Hippo's replies are not full of the answers you crave because you can find all this out yourself with a simple search of google.

Or speak to a solicitor?

Until you make your mind up, there are no right or wrong answers.

You can follow the rules for letting to people, houses. Or follow the rules of Commercial letting, if you do this you have to decide if you want to exclude certain statutory obligations or not. What term will you offer, what breaks, what sort of rent review, will it be a fully repairing lease, who will insure, etc etc.
