How much to spend on a mattress?

Hi

This may be a how long is a piece of string question.

I'm a new landlord about to rent out my first property and the tenants would like it furnished.
I have two double bedrooms so will need to supply two mattresses.

What's the general consensus with how much to spend on a mattress?
The tenants are professionals paying £1450/month so I don't think they will want the cheapest available.

You can spend a lot more on a mattress if you also spend a fair amount on a mattress protector - that way it should last longer and it's a proper investment for you and your property.

A £30 mattress protector from John Lewis works well.

I shouldn't have to remind you, but normal people spend up to a third of their life on a mattress, so the better the better!

Definitely investing in mattress protectors.

You can literally spend £60 to £2k on a mattress though.

Sure. What do you want, us to tell you which specific mattress to buy? Set a budget, go shopping. £400 a pop, or less, will get something good.

Mattresses are tricky - if I were you, I think I'd offer them say £200 per mattress towards the cost and let them sort out it. That's fairly reasonable for the rent they're paying, lets them choose what they want, and if they pick something rubbish it's their problem. Offer to let them keep the mattress if/when the tenancy ends too.
