rental discount

Hi,

Hope all is well with you.

I need your help regarding a rental discount.

The boiler was damaged and it took almost 12 days to be replaced as the engineers were busy etc.


I would like to grant a discount for this months' rent, even though this is not mentioned in the contract, so I am not sure how much this should be?


I would appreciate it if you could please let me know what you think.

annual rent divided by 365, times by 12
so
annual rent  £10000 divided by 365  =27.40 x 12 = £ 328.8  discount

That would be assuming that a property without a working boiler has zero rental value. The fact is boilers do break down, and can't always be repaired on the spot , whether it's an owner-occupied or tenanted property. These things happen.

As it's an ex gratia payment, it's really just a question of how nice you want to be. Fifty quid nice? A hundred?

Sorry,but this is just sending out the wrong message,that you are a soft touch.Has the tenant even asked for a discount? I don't think 12 days is an unreasonable time to wait for a boiler repair.Presumably they had some alternative means of washing and keeping warm?

If you really feel you must do something,maybe a bottle of decent wine,but I would not give any cash.

This calculation only makes sense if the residence is completely uninhabitable, paid on a daily basis.

In a subtle way I disagree on a minor point here. I also do not think 12 days is an inordinate (unacceptable) amount of time for a boiler replacement (which is what the OP states, not repair). I have done it myself in 5 days (not myself, but having 3 companies around, getting quotes, selecting one, scheduling it) but that was in May (and the time of year does make a difference). However, where I disagree is in the offer...

A pre-emptive offer can be sensible to make. Especially if you think or suspect that a demand is going to be heading your way from a Tenant. If you head it off at the pass then you retain the high ground and appear caring and you get to set the amount (an amount that is unlikely to be challenged unless it's stupid). If a Tenant is mulling over a demand for a £50 reduction and then you pop up out of the blue and suggest £30, I doubt very much that it would be haggled over - it will be seen as a quick win.

And who doesn't like quick wins?

I keep learning new stuff on here.I have casually used the expression "pyrrhic victory" on occasion,not a clue how it originated. I suppose my view has been jaundiced by the times I have made generous gestures and regretted it.As Oscar Wilde said "No good turn goes unpunished".
