I'm getting conflicting information on the net; and wondering if anyone can help.

My tenant simply pays what she wants how she wants, but is under 2 months in arrears; and quite likely to stay that way.

There appears no possibility of a repossession order.

I'm wondering if I can give her notice of variation (of tenancy agreement), increasing the rent.  I'm hearing that she can refuse to pay and walk away from the contract (a bit like we could in the face of all those notices of variation we get from, say, our credit card company).  Elsewhere, I'm seeing that she has some right of appeal.

Obviously, my aim here is a backdoor route to getting rid of her, though I can see the potential failing here ie she agrees the change, but then simply doesn't pay the rent!  That said, at least it would get me to an actionable figure more quickly.

Any comments?
