Hello, lm a Cardiff landlord who is retiring hopefully within the next 4-6 months, l have been trying to get a straight answer to a question but nobody seems to know, so l wonder if you or your members could help me.

l have 2 BTL properties in Cardiff which l have served both with S21 last week so both tenants should leave my properties in July but my Rent Smart license expires on June 7th, so my question is do l need to renew my license or because l served the notice while my license was in force l can let it lapse.

You need to renew regardless of whether the section 21 notice remains valid. It's a criminal offence for you not to be while the property is subject to a tenancy, and you cannot collect rent if you are managing the property yourself (i.e. not through an agent).

Usual warning that section 21 notice does not end the tenancy, you never know if your tenant will leave voluntarily or if they will make you evict through court.
