Rent Review Clause

I acquired a tenanted property about 6 months ago and kept the existing Tenancy Agreement (TA). The rent review clause is quite specific in it's wording. "The rent review will take place on the anniversary which was the 25 March, and will rise/fall inline with RPI over the last 12 months. I didn't raise the rent on the anniversary because I wanted to first be given the opportunity to decorate and sort out a couple of maintenance issues. The tenant will be going away at the end of the month and the tenant has kindly agreed to give me access to get these jobs done. Am I able to raise the rent in June...

You are always able to increase the rent via agreement, anyway. Do you think you can obtain that?

Otherwise the AST clause will likely stand.

That clause, like many tenancy agreement clauses, is meaningless (unless there's some other text not yet quoted).
A rent "review" doesn't mean the rent will change, because that's not what "review means" and the wording goes on to say that the rent review will "rise/fall" which again is meaningless.

If there's more helpful text that defines rent as being set to be £x unless there is an adjustment following a review, could you please post that as well?
