I understand that there is to be a change in the required level of EPC and that buyers needing a mortgage will soon not be able to obtain one if the EPC on their chosen property is below a certain level. Do members have a view on this please.

There was a Private Members Bill to change the level of EPC for a property let in England and Wales from a minimum of E to a minimum of C.
The bill has timed out (and the original sponsor it dead).

Many landlords fear that the legislation will resurface.
And that, if it does, BTL lenders will (quite sensibly) decline BTL lending on properties that cannot be let, as they do now if the EPC is below E and there is no exemption in place.

There is currently no legislation with the EPC requirement and, therefore no restriction on lending relating to it.

I wouldn't buy a property to let below C, just be cautious.
But, other than that, it's no more likely to happen than anything else that might happen.
