Young landlord needs advice

first time posting on here, I'm 19 and have a few multi lets I became a landlord two years ago when I saw the state of my girlfriends student accommodation, I wouldn't let my dog live there and wanted to provide good standard accommodation I consider my self a good landlord and usually do repairs on the same day I drove half way across the country to fit a shower a at 3am so the tenants (4 girls) could have showers before work and allways go the extra miler and until now have good tenants I recently let one of the rooms to a dss and I've had nothing but trouble they broke the boiler I then had the boiler replaced the next day they refused to let the tradesmen in to their room to finish the work so they had to come back the next day at more cost to me they then complained to me that tradesmen had been in the house and had the cheek to complain the heating wasn't working even tho they prevented the tradesmen from doing their job.

I've had tenants move out because of them and they have a cat that isn't vaccinated and has flees so I am concerned for the welfare of my other tenants as I feel I have a duty to look after their welfare wether it be preventing mould and damp or making sure they are sharing with decent people and they are always late with the rent and are abusive towards the other tenants.

My question is, what do I need to do to evict them do I give them a section 21 or do I give them reasonable notice as it's a 4 bed house I rent 3 of the rooms out i don't live there but on paper I pay all the bills council tax tv licence e.t.c I'm considering moving in to the room if it helps evict them and would they then be considered as lodgers?

Did they sign an AST?  They can't suddenly become lodgers if they did.

Slightly off topic, forgive me, but I am concerned.....
Was this an electric shower and if so are you Part P registered? I am not sure you should be fitting electric showers if you are not. The liability on your head would be significant if anything went wrong.

Thanks for the reply yes they did sign an AST so I souls go down the root of a section 21
