Increasing rent

I have not increased the rent on the property I let for approximately 5 years, is there an equivalent of the RPI for annual rent growth or decline anywhere?  I have looked at other rental prices in the area, but the property is by far the largest in that particular road and doesn't really compare with others in the immediate vicinity. Any suggestions welcome!

I generally leave the revision of rent until the change-over of tenants, but that may be just me.

My main property portfolio is currently flats though, so tenants are less likely to be long term, meaning I can afford to do it that way.
