Tenant Moved In And Then Refused To Pay First Months Advance Rent Installment

I was recommended a tenant by a friend. He moved in on 1st August 2014 (the day he signed the tenancy agreement) and advance rent was due on 4th August 2014 ( he said the 4th was most suitable for him), which he didnt pay.

and he didnt pay the rent due for  4th September 2014. He's ignoring me now, i havent had a single penny from him

Its a 6 month AST contract for a single furnished room, no deposit was paid



What do i do,?

Is this classed as 2 months Arrears ?

Can i serve the section 8 notice on any day? or is it date specific like a section 21 notice? How do i serve it via recorded delivery? or by hand? or both?

I understand a section 8 notice has to give the tenant a minimum of 14 days,

You can serve a section 8 at any point, as long as you have grounds to do so.

Serve it recorded delivery!

I would actually also serve a section 21. It could end up being quicker than the section 8 route.

But serve both!
