Hi all,

I have a question I hope you could provide some advice on.

I'm in the process of finding new tenants for my property after the last ones moved out.

There's a family who's relocating from Malaysia to my area and they're interested in moving in.

The guy is earning £55k and the lady is currently taking care of their kids but plans in working after they eventually go to school.

My estate agents are doing the right to rent checks and references currently.

But it dawned on me I assume they won't have any credit history in the UK.

So if this is the case, how would I proceed in knowing they're good for the rent?

Is it possible to get credit checks done from the country they're originally from in Asia?

When I had a situation like this,the LA I used at the time advised me to only proceed if 12 months rent was paid in advance. It may now be possible to carry out more detailed checks from their own country.Presumably the new employers in the UK will confirm the nature of his contract
and the salary,which would be fine by me.There is always some element of risk with any tenant.
