Rent residential property to Limited company

Hi,

I have only done AST's in the past and I have just had a company wanting to let our property for their employee (who we have shown around the property). Its a reputable company but I don't know what contract to use or how referencing differs to AST's. Any help would be great - I need info asap as they want to move in quickly! Thanks a lot,

Hi Ali,

You should be able to use just a normal tenancy agreement. It's not a commercial let, it;s still residential.

In regards to referencing, just get a credit check company to reference the company: http://www.propertyinvestmentproject.co.uk/blog/list-of-tenant-credit-check-services-for-landlords/ - but if they're reputable and been around for a long time, I wouldn't be overly concerned. I would, however, only offer a 6 month contract to start with, and perhaps take a month and a half deposit.

Hi,

I am in similar dilemma, I would like to give flat to similar agent who in turn rent it with guaranteed rent payable to me for the time of agreement. Any advice?
