Hi

I have house that is rented, the contract is up in may 2012, the tenent in the property has been there 12 months and was introduced by the letting agent, can i simply give notice to the letting agent and make a private  agreent between me and the present tenent.

Hi triumph41,

This is a bit of a tricky issue. In theory, the tenant is the letting agents client, so even if you give notice to the agent, they could still charge you a renewal fee for each year you keep the tenant (even if the letting agent isn't managing the property anymore)!

Tenancy Renewals should be covered in the contract you signed with the letting agent- check to see what it says. If the issue isn't covered, I believe they can't charge you a renewal fee, because it needs to be clearly stated.
