Do you use a paid for service when completing some of your referencing?

Who do you use?

I use OpenRent for Rightmove advertising, comms with potential tenants, and for Tenancy Agreement creation.

OpenRent provide Tenant Referencing for £20/person.

It can be ordered as a standalone service if you wish.

Speedy or Comprehensive referencing costs the same; you just order referencing and wait a few days more for the Comprehensive checks to be completed.

I have found the information provided to be accurate for the tenants I have referenced.

I treat the financial reference as useful background but put more weight on my interview/discussions with the prospective tenant which take place before I invest in referencing.

I used OpenRent for the first time last year. I thought it was great. Easy to use, very quick, and excellent value compared with the time it would have taken me to do it myself. Tenants said the experience was okay from their end also.

The property is to let via openrent and I've used them in the past, seems like it's still a good service.

What does the tenancy creation option get you?

Tenancy creation is part of their Rent Now product, which is described here: https://www.openrent.co.uk/rent-now.

For £49, it provides:
- Advertising on Rightmove
- A platform for managing prospective tenant enquiries
- Holding deposit handling
- Referencing (at £20 per person)
- Tenancy Agreement creation and e-signing
- Deposit collection, registration and serving PI.
- First month's rent collection
- Optional ongoing rent collection (£10/month)

I have found the whole process works seamlessly, particularly if you set up an effective auto-response (as I have described elsewhere) to the initial tenant enquiry.

The Tenancy Agreement is easy to read and you have the option to add Custom Clauses if necessary for your situation.

I always declined the ongoing rent collection option and never used any of the other add-on services that OpenRent offer.

I don't want to come across as an OpenRent fanboi - but it has worked well for me.

Hard not to be a fan boi when you're a fan. Thanks for the info and feedback.
