Hi

With regard to obtaining references for a tenant, a good one to get is a previous landlords but what if the tenant doesnt have a previous tenant and needs to move out of a house they had with their spouse? what reference can i get to show that they can pay regularly and about their character

Who would you chose to be approached if I wanted to check your character?
You could ask for a reference from their employer, won't tell you much though and there isn't a reference in the world that will ensure someone will pay regularly.
Run credit checks and meet prospective tenants and have a discussion with them.
