Hi Hippogriff!

The information you have provided has been so helpful.  I am also in a similar position to Celia, i.e. tenant has just informed me he has some financial difficulties, he will not be paying his rent this month and also that he intends to leave at some point this month.  Unfortunately we have no deposit to fall back on!

You mentioned you are quite specific regarding deposits in your ASTs, could you advise me in what you put into the contract?

I am new to this whole game and learning something new every minute.

Probably best to create a new thread rather than hijack this one.
From my point of view you get to know the answer to your question when you have finished compiling your first AST :-)
It is so specific to your own expectations and that of your tenants', and your property type and location that it is impossible to give a general answer to this,

What I meant was that I have text in my AST that says the deposit cannot be used in place of rent - the deposit is a convenience mechanism for damage compensation. That is its purpose. The deposit (or the balance of it after agreed deductions) is returned after the tenancy is ended - it cannot (should not) be consumed as rent in the final month.
