Hi All

I am a fairly new landlord and first time using this forum so please be gentle with me. I have made a grave mistake in letting my flat and then personal circumstances have changed meaning I need to get back into it sooner rather than later is there a get out clause after 6 months plus two months notice or do I have to wait for the full 12 months shorthold tenancy? Thanks in anticipation. No ASB from new tenant.

Where are you getting 12 months from? Is that what they signed? A standard one is 6 months, but if you used an Agent and did 12, 12 it is I am afraid.

In short, you have to wait.

In practice, speak to the tenant, explain your circumstance, ask if they would mind moving sooner, rather than wait to the end of the 12 months, they may well do, explain you will want  it back at the end of 12 months, this may be enough of an incentive to get going sooner. You cant force it though.
