Anyone got any ideas for tracking down tenants who have been evicted and have left without leaving a forwarding address with the court or the agent. We know they have not gone far, but surveillance is problematical, and I would SO love to have all the rubbish and skank delivered to them. They left the house vandalised and full of the most disgusting crap. Any thoughts?

I would consider using a company like www.findermonkey.co.uk or similar. You will find loads of companies who offer the same service with a quick google search.

The only issue is you often need the ex teannts National Insurance number for the company to run a trace. If you do then there is a good chance they can be found for a small fee circa £5-10, you would be suprised how effective these comapnies are. They once traced one of tenants to a Gypsy caravan site!!!.

If you don't have an NI number then I suggest getting creative and having a look to see if the tenant is on facebook or twitter, all you usually need is their name or email address. You would be VERY suprised at how lax people are about protecting their accounts on sites like this. If they make posts from their smart phone it often tags their current location.

Good Luck!
