shared house -who is responsible for breakages in the communal areas?

Hey!

I am new to this - i have a few houses let through letting agents as a whole house.

I am wanting to try renting out individual room on another house - although it seems a lot to take in.

One questions is if, say, the toilet is cracked -who do i hold responsible - if any? Same with any item from the hallway/ lounge.

Never been that enthused by serious sharing, i.e. HMO. Why are you wanting to try it out?

As far as I know HMO is for 5 people + , at leads I know thats what it is in Bristol and the building has to have 3 storeys. So i am looking to do is room lets rather  than HMO. Am i wrong?

In my experience (quite a lot since you ask) it is irrelevant who is responsible. They will ALL deny responsibility, and those that weren't responsible will resent having a cracked toilet. Just try to reconcile yourself to being responsible for everything, and do NOT think that leaving it cracked will teach them a lesson - you cannot outslob them.

Yes; you are wrong  You  will need to do a great deal of research into HMOs if you want to run one.  If you have up to six people in a property you won't need a licence from your Local Authority.  Over six people and you will and you will have to be certified as being fit and proper to be such a landlord 
You will also have to have a specified amount of toilets per person and a communal area if any of your rooms are under 8 square meters. 
It doesn't have to be over three floors.  I really suggest you look into this before you launch head long into it as it could end up being more of a headache than you bargained for. 
Also getting a mortgage for such a venture will require you proving that you have enough landlord experience to handle it. 
I think the breakages in communal areas will be the least of your worries.  Suggest you follow the advice given above on that one.
