If you own a property or multiple properties which you rent out to tenants, what tools do you currently use to manage the portfolio, rent collections, rent receipts, and tenant balances?

Please let me know as I'd love to know more about what software you're using to manage this

I wrote my own software. It allows quick data entry and it matches all the sub-areas of Allowable Expenses HMRC uses. It provides annualised totals. It allows filtering on subsets, like you can see how much you've spent on Property repairs and maintenance. It allows multiple properties and multiple Landlords to be set up. It saves all data as readable XML. It can print out the annual position. Beyond the printer - it interfaces with nothing (intentionally) and doesn't live in The Cloud. It doesn't do anything about balances. It handles rent payments incoming, of course, and they can see to any amount other than the default you've set up... but if incoming < default you'd need to remember that shortfall yourself (if I can't do that the rare times it happens then I don't deserve to have any money). I call it HLandlord.
