tenant leaving early

I have a problem with my letting agent. I rented out a small house to an excellent tenant for one year, she then wanted to continue to rent for a further six months. My letting agent rang me and I agreed. I searched my paperwork and realised that although I have an inventory & regular rent payment receipts I do not have acopy of the rent agreement. Now the tenant (a vet who actually treats my pet) has informed the letting agent that she wants to quit after only 5 months. When I said that I would be out of pocket and have an empty house, the agent informed me that it wasn't a fixed term contract, but a rolling contract. I said that I knew nothing of this and had no paperwork to that effect, the agent said I didn't need it. Should I have a copy of the tenant's rental agreement? Have I been stupid in agreeing because I felt under pressure? Can I go to the agent and ask for a copy and ask for some compensation from the tenant's bond or do I just learn from experience? p.b.
