Hope you can help. Landlord moved in to impeccably cleaned flat. Inventory signed off and agreed on day 1. Problems start day 2 with complaints about things that were ok during inventory check. Tenant appears to have OCD regarding cleanliness. Calls multiple times and issues resolved over phone. Then calls a day later to say that storage heater has fallen off wall while he was cleaning it. Unbelievable; this thing has been mounted securely and cleaned prior to move in and then suddenly falls off the wall! Think tenant caused issue with his OCD cleaning and somehow dislodged the heater. Bracket, screws and raw plus all clean fall off wall. This is almost certainly down to tenant's cleaning activity rather than accident. Am I still responsible to pay for repair or can I refuse based on state on day of move in? Thanks for advice.
