Issuing a section 21. Informed tenant so she's now aware. About to send over everything in writing. EPC, Gas Cert etc, but want to cover myself Just in case I get the old "I didn't receive anything" .

Question: is sending special delivery enough? Make copies etc.

If you're only serving the GSC now, and hadn't given a valid one before they first occupied, and the most recent (non-statutory) tenancy started after October 2015, then it's too late..............

Serve it the way the tenancy agreement says notices are to be served. If it says "by 1st class post, and it is deemed serve X days after", then post it by first class (keep proof of delivery). If it says "special delivery", then send it special delivery. If it says carrier pigeon, then ...... you get the idea.

Signed for delivery has the advantages that you get proof of delivery to the address. But if they refuses to sign for it and it get returned to sender, you almost certainly haven't served the notice.

Bloody hell. Think this through. First Class is considered served two days after posting. It cannot be refused. If you want belt and braces, and sock suspenders, send the same thing from two different Post Offices and obtain two free proofs of postage. Special Delivery enough? What else were you even contemplating here? One has to wonder...
