unsure from deeds who is responsible tho posts are in my garden - so am thinking I will have to sort.  tenant has offered to repair himself. can anyone forsee any problems with this ?

To elaborate, the tenants could fix it properly, use top quality materials that will last years and years and not expect anything in return or they could bodge it, at the cheapest possible cost to them and have some sense of you 'owing them'.  It's your asset, what sort of repair do you want?  One you are in control of or one you're not and not bothered by the outcome.

I am positive the OP could have figured that out. I didn't want to get involved in spoon-feeding as I'm also sure the OP was just seeking confirmation of their inner thoughts that this is a bad idea.
