New tenancy agreement before current one ends

Hello Can anyone help .I have looked but can not get a straight definitive answer.My student tenant and i have an AST agreement until July12th/15 on a fixed term .He now wants to stay until July 12th/16.We are both happy to tear up the current agreement today and write a new fixed term agreement from today till the new date 07/16 .How do we do that legally ?

Why? After the current fixed term the agreement goes periodic... is that not good enough? If not, just have a new one starting from the date you mention for another fixed term of 1 year. Sign it now, or closer to the time. Nothing needs tearing up.

Thanks for answering .I will not be a one poster .
We would both prefer the implied security of a fixed term rather than the periodic is the simple reason .My concern/question was specifically whether the new AST nullifies the current one .

Sure. If both parties are happy to have a new AST with a new fixed term you just create a new one at the right time. An example of my own... Tenants signed an initial 12 month AST from 3 Aug to 2 Aug... a few months before the fixed term was up I enquired whether they knew what they'd want to do, they said they wanted a new fixed term for security, I agreed, and created a new AST for 3 Aug to 2 Aug the following year... same document apart from different dates and a new rental amount.
