Washing machine - tenant refuse repair want new one

Hi,

Since my tenant moved in she complaint about the washing machine that is not working properly. We have carried out repairs and since the last trade man didn't find any problem she said she doesn't want him to come back and want another one. Actually the tenant is complaining about everything in the flat even things that are new, and for everything that has been reported faulty we did repair them.

Below is the email from the agency dealing with the flat and they ask me what to do next.

"Since the tenant first reported the issue with the washing machine we have had two separate repairmen out who have carried out repairs and our most recent tradesman also showed the tenant the best setting to use as well as clearing the filter and at his time of leaving everything was working fine. She is still having issues however is refusing to allow any of the tradesman to visit.
She has stated that the machine leaks intermittently, smells and sometimes won't run a full cycle."


Do you think I need to buy a new machine knowing this one is working and has been fixed?

It just seems like a never ending process as every month she find something (for example we replaced the fridge by a non integrated one and she complanit about this...).

Thanks for your help and advice on how you would manage this situation.

I would have the agent write to her,explaining that if any further workmen are called out and find nothing wrong,she will be expected to pay their callout fees,or have it deducted from deposit..Apply this to all future complaints,after one initial visit.Then when possible I would be inclined to serve 21,as I have found such tenants can resort to little acts of sabotage.

Hi,

Thanks for your reply, great advice I am going to contact the agency now.
I was thinking as well to serve section 21 but I am in Scotland and to evict a tenant I need to use one of the 18 grounds, seems like I can;t just ask them to leave. I need to get legal advice about this.
