Hello all

Please can someone tell me where I stand with this. I used a letting agent... they did not do checks and they let my property as HMO the council wrote to me with a complaint I paid £480 as I had no choice... applied for license... my property is ruined and the agent wont repair it. What can I do?

you only need licence if over 6 people/rooms?

Did the agent get a guarantor (someone other that the tenant obviously - usually a friend or relative) - that should be in the paprework they provided - they could be pursued in the court for damages to the property if you aren't insured?
