student tenancy agreement

I am new to land lording and rented my flat in london for the first time last year to four students. I have a 12 month agreement with them until mid july.  They have moved out and now contacted me to say that because the lock down is likely to last past the end of their contract that the agreement is terminated because of frustration and no rent is owing.  I took a look online and it seems that they may succeed.Help! Its this correct? what can I do?

Would you please share what you have found online that has made you so worried?

I am very unclear, myself, why a Tenant would think that anything happening in their outside lives (I'm assuming they mean no university, therefore no need for the property?) would make a tenancy agreement null and void? I have made it clear to my Tenants that rent is still due, notice periods are still as notice periods were (from Tenant to Landlord) and if there is a fixed term agreement in place, it remains in place. So I am curious what you have read online.

I am a student property landlord (HMO's) and I also don't know what has made you think that your tenants were correct from something online?
