I have rented out a house to a married couple for 9 years.  They have now split up and the husband has moved out, but wife wants to stay.  Husband has agreed that the original deposit paid can be passed to his wife.  She will continue the tenancy with her 2 children.

Do I need to do a new tenancy agreement, or can I just amend the original?

Do I need to reregister the deposit or can it just carry on with TDS Insured?

Any advice will be much appreciated.  Thank you.

Have you carried out the usual credit checks to ascertain that the wife will be able to cover the rent on her income,or is the husband still taking that responsibility? Others on here know more of the intricacies,but I think he is still legally the tenant unless he has served notice.
