Nuisance tenant

Hi guys,

Looking for some advice with an ongoing saga with a nuisance tenant.

We have finally been given a possession order from the courts for a house we let out to a tenant, he has not moved out on the specified date and now we have appointed Bailiffs to take back the property.

The tenant has called the council yesterday saying that the heating in the property has broken, do we still have to make a visit to the property as the tenant is in the property illegally now?

The issue with the tenant is that he says something is broken but when we visit the property to fix the issue there actually is no issue and was just some type of strange game the tenant plays, this has happened 5 times in as many months.

Any advice would be much appreciated.

To get to the point of the matter ... it is your property in the end. If the tenant is reporting a legitimate issue, do you really want to let it fester and become a real problem?

Bite the bullet, go around and inspect to make sure no further damage can happen.

Then just wait for a little bit longer for the bailiffs to come.
