Hello,
I am a new landlord and let my flat to northwood, a company who pays me bit cheaper rent but guarantee payment. They will find some tenant.

I decided to change agent and northwood told me that tenant will move out this monday. However the tenant failed to move out. northwood told me that they issued section 21 long time ago and will only go to court if tenant fail to mobe out again this weekend.

I never handled this before and wants to know what to expect?

You know better than us what you entered into.  From my understanding though isn't Northwood your tenant and you are effectively oblivious and unconnected to who is living there?  You need to evict Northwood I would have thought.
