Non-rent paying tenant

My tenant is on a periodic tenancy. I have given  two months notice to vacate as I need my property back. Tenant not pleased and has said not moving out in April when due. Has stopped paying the rent - nearly a month late (tenant gets housing benefits) . The property is fully managed but it took for me to realise rent hadn't been paid. They have now asked for rent but the tenant makes excuses for not paying - agent advises me they are unable to repeatedly chase for rent as this would be considered harassment. I am not sure what else I can do ?. I had a non- paying sitting before and it took about four months going through the courts to get him out. There was no forwarding address so I did not peruse rent arrears - so much expense and stress! I have no doubt current tenant will need to be evicted.  I intend to apply to court  for rent arrears ( the deposit will be needed for the damage to my property). At this stage the sum is unknown but if I wait until tenant has gone I will have no forwarding address. Please can anyone offer me any advice? I am not in a position to keep having tenants living rent free  :( :(

Hi we too have non paying tenant  more a squatter really she is 5 months non paying and also dss I went up to council and informed them they suspended her benefit straight away she was supposed to be out of the property in Feb but nooo still bloody there we have now got to pay out to get rid..we told her in sept17 that property was being sold via letter

I would suggest to demand from council the rent to be paid directly to you as it may take couple of months to evict them
